How to run a comp search

How to run a new search for lease or sales comps

Starting a New Search
Searching for sales in SoHo in the last 6 months or looking for expiring leases? Start your search by selecting either Leases or Sales from the upper left corner of the screen. Using our market selector, also in the upper left corner, choose from one of our markets to begin your search.

Search for comps that fit your criteria
On the left side of the screen, click More Filters to expand the menu. Select from various filters including space type, transaction size, building class, starting rent, net effective rent, expiration date, execution date, tenant industry and more. Adding any filters will automatically update your search results. Click the Refine Leases/Sales button on the top right hand corner of the map to view your search results.

Search for comps by addresses, tenants, or landlords
In the search bar in the middle of the screen, type in a specific address, tenant name, or landlord name. You will be redirected to your search results where you can preview all available comps. You can also search by buildings, tenant brokerage firms, and landlord brokerage firms.

Search for comps within a specific area
Don’t have a specific address or a tenant in mind? Narrow down your market with one of our five map filtering tools:

1. Search Within View
Zoom in and out or drag the map to your desired locale to automatically update the results within the view. To navigate to the list view, click refine and preview your search results.

2. Radius Filter
Utilize our radius filter by dropping a circular zone on the map. From here, you can drag it to your desired location and adjust the coverage area by changing the size of the radius.

3. Polygon Filter
Draw any shape you need with our polygon filter. Once selected, you can move it to any location and adjust its corner and borders to narrow your search. Set it around city blocks, a specific commercial area, or any other spatial configuration.

4. Submarket Selector
Only want to view comps in a specific submarket? Narrow your search by clicking on the Submarkets filter along the left side of the screen. Here, select a submarket from the drop-down menu or hover over a specific area on the map.

5. Opportunity Zones
Narrow your search by clicking on the Opportunity Zones filters along the left side of the screen. Here, select an opportunity zone by hovering over a specific area on the map.
