How to Use CompScout AI Chat

Getting Started

  1. Click "CompScout" in the header
  2. You'll see a welcome message with example queries
  3. Type your question in the chat input field
  4. Click send or press Enter

Understanding Results

  • Results appear as tables with up to 1,000 lease comparables
  • Each table shows: Comp Type, Address, Tenant, Space Type, Size, Starting Rent, Dates, and more
  • Click any row to view detailed lease information
  • Use the "Reset Chat" button to start fresh

Follow-up Questions

  • Ask follow-up questions to refine your search
  • CompScout understands context and can combine criteria
  • Example: "Show me office leases" → "Only Q1 deals" = "Show me Q1 office leases"

Common Error Messages

"Sorry I can't answer that, please contact client success to subscribe to {missing market} market"

  • You're asking about a market not included in your subscription
  • Contact Client Success to add new markets

"I couldn't find any lease comparables matching your search for [query]"

  • No results found for your search criteria
  • Try broadening your search or using different terms

"Something went wrong. Please try again by typing in your question again."

  • A technical error occurred
  • Simply retype your question and try again

"Sorry, you've reached your 100 daily question limit. Come back in [time] and we'll be ready to help you again!"

  • You've exceeded the daily question limit
  • Wait 24 hours or contact support if you need more access

Tips for Better Results

Be Specific

  • Include relevant details like location, size, rent range
  • Use specific tenant names or building addresses when possible
  • Mention timeframes for date-based searches

Use Natural Language

  • Ask questions as you would to a colleague
  • "Show me" or "Find" work well to start queries
  • Combine multiple criteria in one question

Try Different Approaches

  • If no results, try broader search terms
  • Break complex searches into simpler questions
  • Use synonyms for space types or building classes
