Comp requirements and credit system

How to Earn Credits:

• Upload any commercial lease or sales comp.
• Submit expired leases to earn 1 credit each.
• You don't need to be part of the transaction to submit a comp.
• Submissions from any market are welcome.

Credit Breakdown:

• Credits can be used to unlock leases or sales in any market.
• Check the breakdown below of required and premium data fields to see how many credits you can earn.

Processing Time:

• It typically takes 2-3 days for processing, depending on the file size, formatting, and our comp pipeline.

• Our analysts will review and verify your comps, and you'll receive your credits once this process is complete.

Required fields — each lease comp must include all of the following details:

• Full address, tenant name, space type (office, retail, etc.), transaction size (SqFt), starting rent ($ PSF), execution date / commencement date, lease term / expiration date.

Premium fields — a lease comp containing all 3 fields below is worth extra credits: TI value / work value (PSF) (e.g. $43), free rent, transaction type (e.g. renewal).

Sale Comp

Required fields — each comp must include all of the following details:

• Full address, buyer, seller, transaction date, transaction size (SqFt), price / price PSF ($PSF).

Premium fields — a sale comp containing at least 2 of the fields below is worth extra credits: Cap rate, NOI / NOI PSF, opex / opex PSF.
