Starting rent trend analysis shows your Competitive Set vs. submarket starting rent trends
On the Property Report, the Starting Rent Trends Analysis tracks a 6-month moving average for starting rent for office spaces over ten years.
- The dotted gray line tracks the submarket in which the subject property (the property that is the report's focus) is located.
- The solid blue line tracks the starting rent of the Instant Property Competitive Set.
All starting rents are converted to full service for this analysis.
Note: Starting Rent is adjusted to Full Service in the trend analysis.
How do we adjust leases to full service?
Lease type varies by market and space type. As such, CompStak adjusts all starting rents to Full Service so that rent trends calculations and projections are not misleading and instead, allow for accurate comparison across our markets. CompStak uses one of 4 formulas to calculate adjusted rent, depending on the comp's level of detail:
OpEx Value Known: Adjusted Rent = Rent + OpEx
Building Class Model Available: Adjusted Rent=Rent x Building Class Adjusted Rate
Overall Market Model Available: Adjusted Rent=Rent x Market Adjusted Rate
