What is the Property Report's Competitive Set?

Competitive Set provides the ability to identify true, property competitors with CompStak's matching algorithm

The Competitive Set is found in the Property Report. The algorithm utilizes a subject property's location, building age, size, and estimated market value to identify comparable properties.

You can customize your competitive set by adding or removing properties, or by using CompStak’s default automatically generated set.  The automatically generated set is based on nearby, similar properties. To dive deeper into your Competitive Set click the 'See All Leases in this Set' located in the top right-hand corner of the Competitive Set.

1. Add properties to the competitive set by clicking the blue Add a Property button.
2. Remove properties from the set by clicking their checkboxes to select them.
3. Clicking the Remove Selected button will remove those properties.

Changing the properties in the competitive set will change the Starting Rent Trends analysis at the bottom of the report.
