Can I buy credits?

We do not allow any Exchange members to purchase credits and not participate in our comp trading system. In our view, whenever we allow users to purchase credits, that is a concession that affects the foundation of our system and our ability to consistently populate our database. To find out how you can receive more credits, click here.

Can I search for specific property types?

Yes! You can specify property types under the Space Type filter. Select the overarching space type (office, industrial, retail, etc) and then select the checkbox to search within the property subtype. Apply the property subtypes where applicable. If you're unable to find exactly what you're looking for, write to us at help@compstak.com for more help!

Can I send in lease comps and take out sales comps? Can I send in comps in one and take out comps in another market?

Our credit system is universal. Any credits that you receive from submitting either lease or sale comps can be used to unlock both lease and sales comps in any market.

How do I change my password?

If you're currently logged into CompStak:

1.    Click on your initials in the top right of your screen in CompStak Exchange.
2.    From the drop-down menu, click on Account and go to Password.
3.    Type your current password, then your new password, and confirm it.
4.    Click Change Password.

If you're unable to log into your account, please email help@compstak.com. We can issue you a temporary password until you can log in and follow the steps above to update your information.

Can I submit CoStar comps?

Under our Terms of Service, we do not accept CoStar or other 3rd party data providers due to legal proprietary reasons.

Do you have "x" type of comp?

CompStak's commercial database includes lease and sales comps, as well as property information. For leases, CompStak provides information on office, retail, industrial, medical, and flex spaces. For sales, CompStak provides information on office, retail, medical, flex, and multifamily properties as well as portfolios.

How are the submarkets divided?

Submarkets are divided based on member feedback and multiple consultative maps specific to each market. If you have any feedback on how our submarkets are divided, please let us know at help@compstak.com.

How do I upload comps?

If you're logged into your account, you can do so by clicking the Get Credits button in the top right corner, there you can either upload files from your computer or manually enter all the details on each comp. You can also share comps in any format by emailing comps@compstak.com and our data team will enter those comps into our system for you. Watch a video tutorial on how to submit comps here.

How do you have my deal?

CompStak Exchange's trading platform brings to life the offline trading system that CRE professionals used to utilize to learn about the market. Deals are traded throughout the CRE community every day. We encourage you to share any deals, especially your own, as soon as possible to ensure you get the most credits possible.

How do you know submitters aren't giving you false information?

To ensure each comp in our database is the most accurate and complete transaction record available, CompStak utilizes machine learning, analyst review, and community regulation to verify our lease and sales information. Check out this article to read more in-depth about our process.

How does CompStak make money?

Working in tandem with CompStak Exchange, CompStak Enterprise is available on a subscription basis exclusively to qualified entities operating in the commercial real estate space. Companies including financial institutions, private equity funds, owner/operators, REITs, advisors, and more can pay to access CompStak’s data via platform access, custom APIs, and/or custom data feeds.

How long will it take for the credits to appear in my account after submitting comps?

Once a comp is entered into our system, our team will enter that into our processing queue as soon as possible. We strive to process all comps within a few days of submission but certain types of comps and formats do take longer to process. We will send you an email with your credit reward once your submission has finished processing.

If you'd like to check on the status of your submission, you can do so by clicking on your initials in the top right and then choosing Credits from the drop-down menu. There will be the status of all of your past submissions and the credits they have earned.

How do I update my CompStak account after leaving my old firm?

To update your account, please email help@compstak.com with your new company name and contact information. Once we verify that your new company and role are a fit with our Exchange platform per our Terms of Service, we will update your account and reach out to you.

What to do if I think/know the info in this comp is wrong?

While CompStak's top priority is the quality and accuracy of our data, there are times when our data is incomplete or incorrect at the time of reporting. If you come across a comp like that, you can use the Suggest an Update feature located within each comp to help us improve the completeness and accuracy of our data. For more information click here.

Is CompStak private? If not, who owns you?

Our state is a non-disclosure state, how does that impact the comps I can obtain access to?

In disclosure states, we seed our database with publicly recorded information in addition to our crowd-sourced comps. In non-disclosure states, our database will not be seeded with that publicly recorded data so the only data we have in those states is our crowd-sourced comp data. With that lack of public information, it emphasizes the need for a service like CompStak in the CRE community.

How do I refer a colleague to CompStak Exchange?

You can refer a colleague to earn bonus credits by going to the bottom of your Dashboard and selecting Refer Your Colleague. You will need to provide your colleague's contact information in order to get those credits, and you can refer an unlimited amount of users. Once your colleague has activated their account, the credits will be added to your account.  For more information, click here.

What does sharing 1 comp get me?

In exchange for the comps you share, you will earn anywhere from 1-30 credits. Once they are added to your account, you can use those credits however you would like. That means unlocking just one comp or multiple comps - whatever is most helpful to you!

What if I need credits but don't have comps to share right now?

If you’re in a bind and need some credits, email help@compstak.com or call us at 646-926-6707, and we’ll be happy to help. We’re sure you’ll return the favor when you get a chance!

Where can I find my submissions?

You can access the comps you have submitted and/or unlocked by going to My CompStak then My Comps. This allows you to filter by the comps you own, the comps you don’t own, and the comps owned by your team if applicable.

Where does CompStak's data come from?

CompStak Exchange is only open to verified CRE brokers, appraisers, and researchers, who trade data on a daily basis. While our data mostly comes from crowdsourcing, we also integrate publicly recorded data from a variety of industry-standard sources.

Who is using CompStak?

Only verified CRE brokers, appraisers, and researchers are given access to CompStak Exchange. While we work with thousands of CRE professionals across the entire country, CompStak does not disclose who uses our platform or the source of any of our crowd-sourced comps.

Who sent this comp?

CompStak's database is built on submissions from our Exchange members as well as pulling in the public record. We keep our member base anonymous and will not publish who submitted the comp. CompStak's Exchange and data teams track submissions for each member to keep tabs on the data and ensure accuracy but will not reveal the submission source on the platform.

Will I lose a comp if additional information is added?

Whenever you unlock a lease or sale comp, that comp will always remain in your account. We will often update comps with additional information we receive, but you will also have access to that extra information.

Will the data be used for anything other than comps, i.e. the buyer's info sold to list servers to get loan selling info, etc.?

CompStak runs its Exchange platform anonymously and takes user confidentiality very seriously. CompStak Exchange is only accessible to qualified commercial brokers, appraisers, and researchers who are members. Member information will not be sold for revenue

Can I only unlock specific comp details?

No. You must unlock the entire comp and view all the information.

Do I need to unlock the comps that I contribute?

You are automatically provided with access to every comp you submit without having to use your credits to purchase those comps. You can find the comps you submitted under My Comps.

How do I add my colleagues to my CompStak Team?

Email help@compstak.com with the team member’s name, email address, and phone number. We will create the account and send the login information directly to her/him. For more information, visit our CompStak Team help article.

What can a CompStak Team Admin do?

The team admin manages the CompStak Team account. This person is able to allocate and/or redistribute points among team members. CompStak Team admins are usually the ones on your team who need the most access to lease comps, for example, research managers.

How do I know if the sales comp is public record or crowd-sourced?

Whether you are on the sales details page, the property report, or the search results page, look for the Data Source field.  Crowdsourced comps have "CompStak" as the source and public record comps have "Public Record" as the source.

I am leaving my firm and joining a new company. What needs to change?

If you are leaving for another company, please email help@compstak.com, with the following information:

1. The name of the company you are joining
2. Your new email address (If you use a business email for your CompStak log-in)
3. Your new phone number, if applicable.

We will update your new contact information in our system.

Is CompStak membership anonymous?

Yes, CompStak membership is confidential and anonymous. We do not disclose the source of any of our data.

What file types do you accept?

We accept any current comp – in any format. Some common file types are Microsoft Excel / Word and Adobe PDF.

 Can tenants access CompStak Exchange?

CompStak Exchange is only available to qualified commercial brokers, appraisers, and researchers who are members of CompStak.  

Can I search for lease and sales comps all at once?

It is not possible to search for lease and sales comps at the same time. However, by accessing a property's Property Report or searching within the Properties tab, you can view sales and lease comps for that property.
